Rates/Trends

We are experiencing quite a phenomenon with the flatness of the yield curve. Prime rate is 5.75% and the ten-year Treasury note was yielding around 4.43% on 4/11/05.  A fixed rate 30 year conventional mortgage (up to $359,650) can still be obtained at a rate of 5.75% today. A 5/1 ARM is 5%. The interest-only products, especially for the jumbo loans, are becoming more popular. A 10/1 interest-only jumbo loan at 5.75% would require a monthly payment of only $2,396 for a $500,000 loan.

Allegheny County Assessments

The Web site for county assessments is extremely easy to use.

Be prepared for sticker shock when you log in and see the estimated value that the county has estimated for your 2006 taxes. Hurry if you want to file an appeal. The original deadline of May 2nd will, hopefully, be pushed back.
